Garage Door Repair, Build and Design
Learn how to fix a stuck door ; faulty remote; broken springs ; misaligned safety sensors ; noisy opening ; off track running.
Repairing a garage door depends on what the issue is—whether it’s not opening, making noise, off-track, or stuck. Here’s a step-by-step guide for diagnosing and fixing the most common garage door problems. Always prioritize safety—garage doors are heavy and have high-tension parts.
COMMON GARAGE DOOR ISSUES & HOW TO FIX THEM
1. Garage Door Won’t Open or Close
Check Power First
– Ensure the opener is plugged in and getting power.
– Replace remote batteries.
– Check the circuit breaker or fuse box.
Reprogram or Reset the Opener
Follow your opener’s manual to reset it.
Often involves holding a “learn” or “reset” button on the unit.
2. Door Stuck or Not Moving Smoothly
Inspect the Tracks
– Clean dirt and debris from tracks with a cloth and mild cleaner.
– Check for damage or bent sections and realign gently with a rubber mallet.
Lubricate Moving Parts
Use a garage door lubricant (not WD-40) on:
– Rollers
– Hinges
– Tracks
– Springs
Do this every 6 months.
3. Remote or Wall Button Doesn’t Work
– Replace the remote’s battery.
– Check the wall button wiring.
– Reprogram the opener.
If the sensor lights blink, skip to section 5.
4. Broken Springs (Torsion or Extension)
Symptoms:
– Loud bang
– Door is very heavy or won’t open
– Visible break in the spring
Warning: do not attempt to repair torsion springs yourself unless you’re trained—these are under extreme tension and can cause injury.
Call a professional for spring replacement.
5. Safety Sensors Misaligned (Door Reverses or Won’t Close)
Sensors are at the bottom of the door rails.
Fix Alignment:
– Clean lenses with a soft cloth.
– Make sure the small indicator lights are on.
– Adjust the sensor angle until lights stop blinking or turn solid.
6. Noisy Operation
– Tighten all bolts and screws on the door and tracks.
– Lubricate metal parts.
– Replace worn rollers with nylon rollers (quieter than metal).
7. Garage Door Off Track
– Stop using the opener immediately.
– Disconnect the opener (pull the emergency release cord).
– Lift the door manually and guide the rollers back into the track.
– Use pliers to open/close the track edge slightly if needed.
If the door is too heavy or damaged, call a professional.
TOOLS YOU MIGHT NEED
– Screwdrivers
– Wrench set
– Pliers
– Garage door lubricant
– Level
– Rubber mallet
– Ladder
– Safety glasses/gloves
WHEN TO CALL A PROFESSIONAL
– Broken torsion springs
– Severely bent or damaged tracks
– Motor or circuit board issues
– Structural issues (door panel damage, cables off the drum)
BASIC GARAGE DOOR MAINTENANCE TIPS
– Test auto-reverse safety feature monthly
– Inspect and lubricate moving parts 2–4 times per year
– Keep tracks and sensor lenses clean
– Tighten loose hardware regularly
