H12 Apartment House consisted of renovating and architecturally recycling a 1940s residential building in total abandon. The building has four different units configured around three courtyards on three levels, each unit has its peculiar layout and distribution. On the ground level is the first apartment with two habitable courtyards, on the second level are two different smaller apartments, each with a patio or balcony and finally on the third level is the penthouse apartment with two large terraces facing the street.

The main challenge for this project was to bring back this building to life through not only restoration but also redistributing the original layout. The existing space consisted of small and unintegrated spaces and therefore did not take advantage of the total potential.

Although this building was a residential construction since it was originally built, the current lifestyle demands more flexible undivided spaces with better lighting and features such as exterior spaces like terraces or patios.
To maintain the original appearance of the property we reclaimed and recycled a large part of the original materials and architectural elements like steel doors and windows, wooden floors or the quarry stone on the façade and details; achieving a contrasting balance by combining classical with more contemporary elements.

This project allowed our office the opportunity to transform while conserving an abandoned, historically relevant building, giving it new meaning and making evident that preservation might be better than demolishing and building.
