GL31 turned to be even more complex because of the irregular shape of the plot, the entrance is in one street and the exit in a different one with two pedestrian entrances, and to all this we have to add the amount of interior spaces left because there is no access to the street, which makes it a architectural commercial and functional challenge. Finally these interior apartments ended up being the best ones because they are far away from the noise of the street, with an enriching social environment.

The Magdalena River descends from the forest of Los Dinamos, and is the last living river in Mexico City. This location and the proximity to the river give very specific characteristics to the land, despite the fact that it has been overtaken by the city, it still preserves an immediate country environment.

The guidelines upon which this project was developed are based in two concepts: one that allows a maximum exploitation of possibilities without falling on a typical saturated low range residence, and a second one, very important too, to obtain an acceptable investment return estimate.

The project for the Heineken bar and corporate offices of Cuauhtémoc Moctezuma Heineken Mexico located in a big house in the Polanco area of Mexico City – catalogued as historic patrimony by INBA – was selected through a competition organized by the client.

The Azul Histórico restaurant is located half a block from the fantastic Madero walker and right in front of the traditional Spanish Casino. It began its operation at the beginning of 2012 and is part of the new Downtown hotel and that of the successful Azul restaurant family, located in different parts of Mexico City.
