Emirates Living includes 5 residential communities. This is a master development situated in the heart of Dubai. It’s a wide scale, freehold gated community for villas.

Developed by Emaar Properties, this iconic project is truly unique. Launched in 2002 and finished in 2006, it’s spread out across 52.2 million square feet and offers more than 8,000 luxurious villas along with other properties.

Overview of community

Emirates Living was the first large-scale residential project by the world-class property developer. All types of amenities and a superior infrastructure can be expected from this development.

To reach different areas of Dubai, there’s a network of roads inside the neighborhood. Nurseries, schools, medical and recreational amenities are generously provided. All-day power supply and security is guaranteed.

Moreover, an irrigation system, floating fountains, sewage treatment plant, storm drains, lakes, huge landscaped gardens and walkways are offered.


There are mostly private mansions in this master project. Both The Lakes and The Meadows boast independent modern villas. But mostly townhouses are included in The Springs. You can reside in low-rise apartments, semi-detached villas with a few bedrooms or surf more options.

Emiratis and expats having a mid-to-high yearly income typically rent in this community. The rental price for Emirates Hills’ villas is AED 700,000 each year. The property size is between 12,000 square feet to 45,000 square feet. Landscaped parks, rich greenery, sports facilities and 17 lakes are some perks of living here. The Meadows:

The Meadows is a mix of 9 villa communities. In total, there are 1,900 separate duplex villas ranging from 3 to 7 bedrooms. Since it’s a freehold area, it is a gold mine for investors. Purchasing an average villa at sale in The Meadows is for AED 3.4 million.

The Springs:

The Lakes:

Grocery shopping is an easy task no matter where you are within Emirates Living. Local shops, souks and supermarkets are widely available. For instance, Aswaaq Mart, The Springs Souk, Carrefour and Choithrams.

2.   Mosques, churches, temples

Community mosques are situated abundantly in Emirates Living. Masjids and prayer halls are within each short interval. As for Christians, Jebel Ali Village boasts a network of churches. A Hindu temple in Bur Dubai is accessible in 20 minutes by car.

3.   Schools and universities

Educational institutions are widely available with options from pre-school to nursery. The popular Raffles Nursery is located in The Lakes. Dubai International Academy and Dubai British School are two excellent schools in Emirates Hills.

Emirates Living allows accessible routes inDubai. Important highways are Al Khalil road, Sheikh Zayed road, and Emirates road. If you have a private vehicle, parking space is not an issue.

People who want to go on public transportation will find a Metro or bus from close stations. By car, you can reach DAMAC Properties Metro Station in 9 minutes. In The Lakes and surrounding areas of JLT, some bus stands are available too.


Address Montgomerie and Vida hotel are the highlights of Emirates Living. These offer superior amenities and 5-star accommodation. Moreover, there are serviced units and hotel apartments in the development, especially The Greens and Emirates Hills.

Lifestyle in Emirates Living

The Meadows Soup is perfect for accessories and jewelry shopping. Two community malls are provided. The Springs Souk offers leisure activities, retail outlets and F&B places. Mall of Emirates and Ibn Battuta Mall are not far from the community either.

JBR beach, Marina beach and Barasti beach are popular which are near Emirates Living. JBR beach gains more customers, especially on weekends, due to its SplashPad by the Beach Mall and watersports.
