Bayonne Marinadour

Three interventions make up the proposal:

1. Marinadour. A dense complex of dwellings on top of a podium of shops and car parks.

2. The Park generated by reorganizing circulation and segregating the traffic above from pedestrians, with the massive presence of vegetation between the footpaths.

3. Rivadour. A continuous urban block that follows the river before breaking off towards the city. Permeable on the ground floor.

The three interventions address three independent yet complementary themes:

In 1, Marinadour, the volume is protagonist. The way it is sculpted and emptied out.

The Marinadour complex, which represents the organization of a considerable urban density and a mixed programme: a car park and shopping mall form the plinth base, with dwellings built on the great platform created. This is a complex volume. Large landscaped courtyards produce empty spaces in the built mass that allow lighting and ventilation of the interior. The perimeter adapts to the spatial and contextual conditions:

The south and east façades, most exposed to traffic, are protected from noise by a double glazed cladding that creates a conservatory terrace with high energy quality. Its sloping cornice offers the built mass an added dynamism, accompanying traffic that runs tangential to the building.

Where it faces west the volume is broken down, and its envelopes are reflecting metal: this is where we let light and air into the courtyard.

Towards the river (to the north), the horizontal of the terraces follows the geometry of the water.

In 2, the Park, the ground is the protagonist. Vegetation, transparency, public space, pedestrian connectivity.

Reorganization of circulation around the approach to Henri Grenet bridge, building a viaduct to enable pedestrians to cross below and transform the area into a space that is truly urban, not just for cars. Massive presence of vegetation as backdrop to the scene.

In 3, Rivadour, it is a line that we had to build.

The Rivadour complex closes the urban space. It is a continuous block that follows the river before breaking off towards the city. At its end, it rises up to accommodate a hotel.

This continuous line forms the limit between the park and the approach to the bridge, and dialogues with the existing urban complex at a smaller scale. The permeable ground floor guarantees pedestrian continuity through the new urban space.

“Bayonne Marinadour is the first intervention to be completed in a complex of actions marking the new entrance to the city of Bayonne.

The other elements are a park produced by remodelling the approach road to Henri Grenet Bridge and, overlooking it, the built complex of Rivadour.

These pieces establish synergies and interrelations, forming a unitary urban complex at the gateway to the historic city.

Bayonne Marinadour is an exercise that involves adapting a significant degree of urban density and organizing a complex mixed brief.

The volume addresses the extreme density of the brief, arranging the masses around two landscaped courtyards, creating an interplay in height and in full-empty relations to generate the best possible conditions in the shared spaces.

Large urban windows open up the courtyards to the outside, to the sun and the river.

In section, the project segregates the various uses in different layers: a car park and a shopping centre form the base. Above, independent, are dwellings of multiple types and conditions that vary in floor plan to adapt and optimize the relation with the exterior.

The envelopes also follow this logic: the south and east façades, which are most exposed to traffic, are protected from noise by double glazing that formalizes a conservatory terrace with high energy rating. To the west, the volume is broken down and its envelopes are reflective metal: we have to let light and air into the courtyard.

On the river side, the horizontal of the terraces follows the geometry of the water. This morphological and volumetric complexity speak of the desire to adapt to the context, and also of the desire to reduce the urban impact of this high built density.”

It is a project of great importance for Bayonne, not just due to its sheer size (some 70.000 m2 of built surface area) but also because it is the new gateway to the city. The brief is divided between two city blocks that contain social and free market housing, a shopping centre, a hotel, a small area of offices and car parks, and the central part that joins the two blocks, channelling the flow of car and pedestrian transit.

The Tête de Pont project is located overlooking the river Adour and marks a new approach to the old town. This project marks the start of the urban renewal of the Adour embankments between the city centre and the estuary.

Jean Grenet, Mayor of Bayonne, along with various figures from Bayonne City Council, Kaufman & Broad and Eiffage Construction, visited the offices of Mateo Arquitectura in Barcelona to see the latest progress of the project for Tête de Pont, a new gateway to the city of Bayonne (France).

The meeting was followed by a guided visit to some of Josep Lluís Mateo’s projects in Barcelona. The visit started at the remodelled offices in the Banc de Sabadell Atlantic
block on Avinguda Diagonal, continued to the Forum to take in the Hotel AC Forum and Barcelona International Convention Centre, and ended at the site of the almost completed Film Theatre of Catalonia in the Raval district.

The Tête de Pont project is of great imporatance to the city, not just in terms of size (around 70,000 m2 of floor area) but also for its role as the new gateway to the city of Bayonne. It stands on the urban front of the river Adour in the vicinity of Henri Grenet Bridge, and its programme, laid out in two city blocks, includes: social and free-market housing, a shopping centre, a hotel, a home for the elderly, a small office sector and a car park.
