Toronto is an exciting, growing city with tons of new construction going on. In fact, Toronto is the crane capital of North America, with more active cranes currently in use than anywhere else in North America. Among the many construction projects adding residential and commercial space to the city, there are a few projects that stand out as architectural achievements.
When you’re looking for condos for sale in Toronto, these developments are some of the most exciting happening right now or that were completed in the last few years. These developments are quickly going to become iconic parts of the city.
#1 The Well
The Well is a massive mixed-use complex between Front, Spadina, and Wellington. The development mixes office space, retail, parks and public space, and condos across seven separate buildings.
This enormous project was the result of a partnership designed by Hariri Pontarini, BDP Quadrangle, architects—Alliance, Wallman Architects, and Adamson Associates Architects.
It is positioning itself as a destination for life, work, and retail, home to over 1,700 residential units, 1 million square feet of office space, space for an event venue, and a retail centre built from beams, bricks, steel, and an iconic glass canopy. Tenants have begun to move into The Well, and it recently opened to the public.
#2 Frank Gehry’s Forma
Starchitect Frank Gehry has come back to Toronto once again to deliver an unparalleled project. The architect best known for the Guggenheim Bilbao has changed the course of global architecture, and with Forma, he’s returning to his hometown for two massive residential and commercial towers on King West.
Forma is shaping up to be a living work of art, one designed with respect and reference to the city where Gehry grew up. Gehry has been quoted saying that he wanted to capture the feeling of optimism he got from places like Royal York, Osgoode Hall, and University Avenue.
#3 Grain: Timber Frame Mid-Rise
This six-story development in the Junction is the most modest of these projects, but timer frame construction is a big deal. Cross-laminated timber (CLT) is being heralded as the new standard in the industry as a way of dramatically reducing construction timelines and reducing the CO2 emissions caused by building construction.
The Grain project was completed in 2021, and already there are more CLT projects on the horizon for Toronto as it looks to become the preferred material of mid-rise developments.

#4 351 Lakeshore East: Resurrecting the Victory Soya Mills
In the midst of World War 2, the Victory Soya Mills Silos were built on Toronto’s waterfront to store soybeans and other commodities. The silos were listed as heritage properties back in 2004, and now there is finally a project bringing new life to the iconic structures.
351 Lakeshore East will not only preserve the historic silos, but it will also include a 230,000 square-foot property on the shores of Lake Ontario as part of the ongoing revitalization of Toronto’s waterfront. The architect on the project is Schmidt Hammer Lassen Architects, with ERA Architects working on the heritage component.
#5 SkyTower: Canada’s Newest Tallest Tower
SkyTower makes the list for height alone. With an approved height of 315 metres, the building designed by Hariri Pontarini Architects will be the tallest tower in Canada when it’s completed. The building is currently under construction at 1 Yonge Street, placing it on the city’s waterfront and making it poised to become a major landmark in the city skyline.
