Premier Tower – 134 Spencer Street Melbourne
Apparently inspired by the figure of pop star Beyoncé!
Planning approval: May 2015
Height: 249m
Storeys: 78
Type: residential & hotel
Developers: Fragrance Group
Construction Cost: approx. AUD$350 m
The architects claim the design of the building was in part inspired by the music video of “Ghost” by Beyoncé.
Text about this new 90-storey tower design from the architects:
“We know you’ll agree that when you hear the phrase ‘less is more’ the first person that springs to mind is Beyoncé. No? Well – our new mixed-use building 134 Spencer Street provides the link between the two.
At once a building that is the essence of first principles design – created entirely by parametric modelling – meanwhile its spiralling curves recall the twists and turns of a woman dancing in black cloth.
The deceptively complex form is the result of our research into wind, solar and massing criteria – the form is the best possible solution to all of those requirements.
On top of that – we’ve taken the heritage surrounds into account, stepping down from the podium to meet them at eye level. This building is just another step in the westerly shift of the CBD.”

134 Spencer Street Tower
90-storey tower to replace Savoy Tavern on Spencer Street
It’s only just reopened after a 20-year absence, but city watering hole the Savoy Tavern faces demolition if Planning Minister Matthew Guy signs off on a 300-metre skyscraper opposite Southern Cross railway station, reports skyscrapercity.com.
Singaporean developer Fragrance Group has met with Mr Guy, according to a source close to the project, in a bid to get its new 90-level tower approved before the government goes into caretaker mode in nine weeks.
The tower would feature almost 1000 apartments and 280 hotel rooms.
The one and two-bedroom apartments would range in size from 43 to 71 sqm, on levels 17 to 86. Services would take up the remaining levels.
In its planning application, lodged last week with Mr Guy’s department, the Fragrance Group described the proposed “slender vertical tower” as “a landmark development”.
Fragrance Group, a Singapore-listed hotel and residential developer controlled by property magnate Koh Wee Meng, bought the Spencer and Bourke street corner site for $44.5m from transport magnate Mark Rowsthorn in June 2008.
