Ackroyd Lowrie secures double planning in London’s burgeoning East

Pioneering design studio Ackroyd Lowrie has secured planning consent for two large-scale developments in Redbridge, as part of the ambitious regeneration programme for the East London ‘growth borough’.

Approval was granted for the studio’s transformative mixed-use regeneration scheme comprising 50 residential units and commercial space in a 10 storey development on High Road, Ilford. Set in the Seven Kings, the 3,794 sqm development for Tristar London. One of the Mayor’s Metropolitan Town Centres, Ilford holds the borough’s largest regeneration potential. Underpinned by the arrival of new Elizabeth Line station facilities, the delivery of 6,000 homes by 2030 is forecast with major investment in the public realm infrastructure prioritised.

On the same day, Redbridge Planning Committee gave the green light to a 52 unit Urban Goodmayes residential scheme in Chadwell Heath, 8 minute walk from Goodmayes Station on Crossrail’s Elizabeth Line. Ackroyd Lowrie’s design will provide high quality housing designed to high thermal efficiency standards. Renewable energy generation on site will reduce carbon emissions by 54% compared to a Building Regulations compliant scheme, far in excess of the 35% policy target. Anticipated delivery of the Chadwell Heath development is 2022.

With the local population growing by 15% over the last ten years, the number of businesses in the borough has almost doubled since 2010 and the business start-up rate is now the 6th highest in London.

The Welcome Centre houses drug and alcohol units, training rooms and drop-in facilities in dramatic double height spaces at ground and 1st floor level. Light and airy residential accommodation is provided in 10 en-suite rooms at 2nd and 3rd floor.
