LAMDA Development Launches Little Athens, the Newest Neighborhood at The Ellinikon
BIG – Bjarke Ingels Group-designed Park Rise residences will be the centerpiece of the community filled with modern homes, greenspace, retail, office, and hospitality.

ATHENS – October 12, 2023 – LAMDA Development is pleased to announce Little Athens, the latest residential neighborhood of The Ellinikon, Europe’s largest urban regeneration project and a smart city being built from the ground up in Athens. Amid significant sales velocity across The Ellinikon’s residential offerings, Little Athens will bring approximately 1,115 new residences to the sales market in its first phase. Created within the sustainable and smart urban ecosystem of The Ellinikon, Little Athens represents a brand-new residential approach for Athens, embodied in the neighborhood’s first 50-meter-tall residential building, Park Rise, designed by acclaimed architecture firm Bjarke Ingels Group (BIG).
Located near the northwestern coastline of The Ellinikon, Little Athens is a new and vibrant neighborhood that brings modern living, while embracing local materials and the open spirit of Athenian living through designs by Greek and international architecture firms. It will provide all the benefits of The Ellinikon, including the park, a short walk to the beach, a growing 24/7 community, and comfortable smart residences. Set in mixed-use buildings supporting retail, office, hospitality, wellness, sports, and dining, the residences at Little Athens connect via shaded pathways and offer direct access to everything The Ellinikon has to offer within 15-minutes.
Residences will range from 60-70-sq.m. one-bedroom to five-bedroom apartments spanning more than 300 sq.m. Most buildings, each uniquely designed by prominent Greek firms with deep knowledge of local landscapes, history, and materials, will predominantly reach up to 20 m, while there will be a small selection of unique 50 m-high buildings overlooking the park and the sea. The spaces will appeal to a diversified and inclusive range of local and international buyers, whether they are seeking a primary home, a holiday getaway, or an investment.

Bjarke Ingels Group’s Park Rise
The Park Rise will stand as the centerpiece of Little Athens. Designed by the internationally renowned architectural studio BIG, the development will be home to 88 one- to five-bedroom luxury residences, across five building cores: two will rise to five floors, two will rise to eight floors, and one will rise to 12 floors.
The project’s curved concave façade creatively reimages the classic Greek column while adding a soft geometry to the aesthetic. This geometric precision features flute patterns on vertical areas and smooth finishes on soffits and flooring to present an elegant interplay of textures, while the exterior facade boasts off-white glass-reinforced concrete with exposed aggregates that harken to the natural landscape. Nestled amidst Greece’s breathtaking scenery, Park Rise offers sweeping views of Aegean Sea on one side and the mountains of Attica on the other. Enveloped by the lush beauty of The Ellinikon Park, the design seamlessly pays tribute to the coastal charm of Athens.
The homes create a sense of serenity through balanced spatial relationships, sustainable modern minimalism, and panoramic sea, park, and mountain views. Penthouse residents can also enjoy their own private pools. Every unit features premium finishes that recall the local culture and climate. Oakwood floors, neutral wall tones, and the extensive use of glass emphasize this sense of comfort and peace. The kitchens continue this natural aesthetic through sintered stone, full-vein porcelain surfaces, and timber parquet floors. The wood aesthetic extends to the master bedroom as well, including the floors and the wood-panel headboard.
Bathrooms are stylish and functional, featuring large-scale ceramic tiles or natural stone and brushed bronze or brushed black chrome fixtures.
Residents-only amenities include state-of-the-art fitness facilities, including a 20-m. indoor swimming pool surrounded by elegant stone lit by indirect natural light. On the ground floor, residents have access to private gardens for reflection and relaxation.
The Ellinikon Master Plan
The Ellinikon is one of the largest, most ambitious urban regeneration projects in the world. A 6.2 millionsq.m, sustainable, master-planned smart city on the grounds of Athens’ old international airport, the project sets a new global standard for resilient urban design, smart living, and ESG-aligned investment growth opportunities, nearly doubling the amount of green space in the Athens Metropolitan Area and bringing
significant economic development. A true 15-minute city built from the ground up, The Ellinikon will deliver residential, commercial, leisure, retail, dining, entertainment, education, and athletics offerings making this Europe’s most innovative and exciting destination for locals and international visitors alike.
This project brings several firsts to Greece, including:
• The Ellinikon Park, the largest coastal park in Europe, consisting of 2 million sq.m of green space with over 1 million new trees and plants, all native to the local area.
• The Riviera Tower, Greece’s first residential skyscraper and tallest building, which will offer breathtaking views of the park and sea, combining green sustainability with outstanding style as it is pre-certified with LEED v4 BD +C at a Gold Level.
• The Riviera Galleria, a premium destination in Athens with international couture houses, flagship designer stores and must-have emerging brands as well as fine dining, set against the majestic waterfront view of the Athenian Riviera. LEED Precertification at a GOLD level has been successfully completed for the Riviera Galleria
• A 185,000 sq.m Vouliagmenis Mall Complex (VMC), the largest and most contemporary commercial complex in Greece, offering a new philosophy in shopping, working & entertainment and the first mall in Greece to achieve LEED Gold Certification.
• A 310-berth marina, Greece’s first exclusive marina to offer large-scale mooring capacity for megayachts situated within the upgraded 3.5 km long coastal front.
• Resilient environmentally sustainable design, featuring a net zero carbon footprint economy via the use of cutting-edge energy conservation strategies and emission-reducing systems. The Ellinikon will be self-sufficient in irrigation and electricity needs.
• Unique smart features such as electronic vehicle infrastructure, AR navigation, IoT in residential and commercial spaces, and smart water-level sensors for coastal resilience.
Alongside the project’s steady construction progress, The Ellinikon is being met with significant investor, consumer, and public interest. The first part of the Ellinikon Park that was delivered to the public, The Experience Park, continues to welcome visitors in the millions. Additionally, The Ellinikon Experience Centre – a unique, impressive visitor center that allows a glimpse into the future city of the Ellinikon – has become an Athens destination.
The Ellinikon has partnered with some of the world’s leading creative minds, including Foster + Partners, Kengo Kuma & Associates, Aedas, Sasaki, and now BIG, among others, for the design, while world-renowned brands have signed agreements and MοUs to be part of it. Impressively, the project is expected to generate approximately 85,000 jobs and substantial state revenues, as well as will represent a significant contribution to Greece’s GDP.
The two major retail districts at The Ellinikon will combine recognized global brands with high-performing local names which lend a uniquely Greek character to the experience as vital parts of the new ecosystem. The Kengo Kuma-designed Riviera Galleria will offer a true lifestyle experience surrounded by sophisticated architecture. The VMC will consist of the largest mall in Greece, a next generation retail park with stores as well as state-of-the-art office spaces at a next generation “hybrid mall.” Heads of Terms have already been signed/agreed for 57 percent of the commercial and retail space (GLA) for the Vouliagmenis Mall and 36 percent for the Riviera Galleria, respectively.
Also in high demand are The Ellinikon’s residential products, which are unlike anything else in Greece and range from green, tech-powered high-rise luxury units to bespoke seaside villas and trendy, modern parkside residences set alongside lush greenery. Interest has been unprecedented in Greece since it launched locally, with first residential products brought to market already selling out, totaling a €1.1 billion buyer commitment.
Other development highlights include The Mixed-Use Tower with a Hotel and branded residences as wellas the Office Tower and the offices above the Vouliagmenis Mall, which will become Athens’ new prestigious business address, offering Grade A+ offices, to be accredited with LEED and WELL credentials.
The other two hotels that will be developed in partnership with TEMES, include The Marina Hotel, offering lifestyle luxury to visitors who arrive by yacht — or those who are escaping the city for a cosmopolitan stay and The Beach Hotel that will be operated by Mandarin Oriental and which will bring together tranquil luxury and seclusion and the year-round dynamics of urban Athens.
