Grosvenor, the privately owned international property development, investment and fund management Group, has launched its first residential development in Japan – Grosvenor Place Kamizono-cho, an exclusive residential apartment block adjacent to Yoyogi Park, Tokyo. The property is jointly developed by Grosvenor in partnership with local developers Tokyo Tatemono and Properst.

Grosvenor Place Kamizono-cho combines the best of Japanese and British design whilst providing a calibre of high-end residences unparalleled in Tokyo. It covers a 5,700 sq m site with a total area of 18,000 sq m, and consists of 45 residential homes with unit sizes ranging from 150 to 360 square metres – exceptionally large for apartments in Japan.

The development is aimed at the luxury end of the residential market, specifically affluent Japanese and expats, and unusually for Japan, the apartment design innovations are largely focussed on the interiors.

Architects Paul Davis + Partners were invited to contribute their internationally recognised high-end residential expertise and to collaborate alongside Japanese architects, Yasui Architects and Engineers. Paul Davis + Partners have also designed the interior of the flats, which will be used to market the development to potential tenants.

The challenge was to create luxurious apartments, which appealed equally to local and overseas buyers without losing a sense of their cultural location. These apartments subtly reflect Japanese tradition while providing all the lifestyle amenities of luxury living in the West.

The large bathroom with shower, bath, dressing room and WC occupying linked but separate spaces takes account of the Japanese bathing ritual, and a stone lobby area at the entrance to each apartment doubles as a shoe-removal area. However, the open plan design and the large windows overlooking the park reflect contemporary taste in the West.

Paul Davis + Partners have a long-standing partnership with Grosvenor and also worked in collaboration with local joint venture partners Asia Standard and Ayala, as the architects responsible for Grosvenor Place, Repulse Bay in Hong Kong, which won the MIPIM ‘Best International Residential Development’ Award 2004, the first residential development in Asia to do so.
