Trinity Road gets Planning Permission
A development of five terraced houses in the Trinity Conservation area has been granted planning permission following an appeal to the Scottish Government. The planning application, by Edinburgh architects ZONE was initially recommended for approval by planning officials but was then refused by Councillors on the Planning Committee after a narrow vote.
The houses will replace a garage which achieved notoriety after a cannabis farm was discovered in it by police in 2014. The existing garage buildings have been neglected and are a blight on neighbouring tenement flats. Apart from removing an eyesore neighbour, the development will allow retaining walls and drainage to be rebuilt on a very steep sloping site behind Lower Granton Road.
The five new houses have been designed to maximise the potential of the site on a quiet lane in north Trinity. With three bedrooms and two living rooms they will be spread over four floors with private gardens and roof terraces. The houses will provide high quality, family accommodation in an area close to good transport links and amenities. Designed in a contemporary style, the timberframed structures will be finished externally with white brick; they will be very low energy in use with solar panels and high levels of insulation.
Whilst the proposals were supported by immediate neighbours of the site, residents of the leafier streets of Primrose Bank and Trinity Road objected chiefly on traffic issues. Their vocal campaign swayed the judgement of Councillors and outgoing Edinburgh north MSP Malcolm Chisholm. Mr Chisholm was forced to apologise after he announced, during a debate on housing in the Scottish Parliament on 18 November 2015, that the proposals ‘are going to tower over one of the most beautiful conservation areas’, when in fact the development will be lower than buildings on all but one of its sides.
Construction is expected to commence in 2017, the £2.5million project will create around 30 construction jobs and make a contribution to meeting Edinburgh’s housing shortage.
