In the heart of Viseu, on Rua da Vitória, we had the privilege of rehabilitating a building of significant heritage value, marked by a rich and unique history. The Apartamentos Vitória project required a delicate balance between preserving its historical legacy and creating modern, functional spaces suited to contemporary living demands.

The building, severely damaged by a fire, presented itself as a case study in urban rehabilitation, where it was possible to retain the essence of its original identity. The exterior was carefully preserved, with special attention given to the conservation of the tiles that tell the story of the location, the intricate window frame designs that define its architectural character, and the decorative granite elements, which are hallmarks of traditional Portuguese construction.

The program of the building continued its original function as collective housing. The intervention included extending the upper floors and rehabilitating the roof, utilizing the attic to create new apartments.

The project resulted in 10 thoughtfully designed apartments, nine of which are studio or one-bedroom units, alongside a spacious three-bedroom unit. A commercial space was also maintained on the ground floor.

Inside, due to the irreparable damage caused by the fire, the intervention involved a complete reconstruction. Considering the limited size of many of the residential units, the solution focused on creating versatile and optimized spaces, where interior design played a central role.

With a contemporary approach, custom furniture pieces were designed for each space, combining functionality with aesthetic appeal. These tailored solutions were developed to maximize the use of available space, ensuring comfort and timeless design. Every detail was carefully crafted to provide residents with a harmonious balance between the building’s historical charm and the modernity required by today’s lifestyles.

We believe that, despite the initial condition of the building, this project demonstrates how rehabilitation can honor the past while envisioning the future, contributing to the renewal of historic urban areas and the creation of a more livable city.

Em pleno coração da cidade de Viseu, na Rua da Vitória, tivemos o privilégio de reabilitar um edifício de elevado interesse patrimonial, marcado por um passado rico e singular. Este projeto exigiu um equilíbrio entre a preservação do legado histórico e a criação de espaços modernos e funcionais, adequados às exigências da vida contemporânea.

O edifício, profundamente afetado por um incêndio, revelou-se um caso de reabilitação urbana, onde foi possível manter a essência da sua identidade original. O exterior foi cuidadosamente preservado, com especial atenção à conservação dos azulejos que narram a história do local, os desenhos das caixilharias que definem a sua personalidade arquitetónica, e os elementos decorativos em granito, que são uma marca da construção tradicional portuguesa.

O programa do edifício deu continuidade ao programa original de habitação coletiva. A intervenção incluiu a ampliação para os pisos superiores e a reabilitação da cobertura aproveitando o sótão para novos apartamentos.

O projeto deu origem a 10 apartamentos cuidadosamente desenhados, dos quais nove são tipologias T0 e T1, e um deles é um generoso T3. O espaço comercial foi também mantido no piso do rés-do-chão.

No interior, devido aos danos irreparáveis causados pelo incêndio, a intervenção foi integralmente nova. Tendo em conta a dimensão reduzida de grande parte das unidades habitacionais, a solução passou pela criação de espaços versáteis e otimizados, onde o design de interiores assumiu um papel fundamental.

Com uma abordagem contemporânea, foram desenhadas peças de mobiliário específicas para cada espaço, combinando funcionalidade e estética. Estas soluções personalizadas foram pensadas para maximizar o uso do espaço disponível, garantindo conforto e um design intemporal. Cada detalhe foi projetado para oferecer aos residentes um equilíbrio entre o charme histórico do edifício e a modernidade exigida pelos estilos de vida atuais.

Consideramos que, apesar do estado de conservação do edifício inicial, conseguimos que este se tornasse um exemplo de como a reabilitação pode respeitar o passado ao mesmo tempo que projeta o futuro, contribuindo para a renovação de áreas urbanas históricas e para a criação de uma cidade mais habitável.
