85 Perry Street was the project of retired clothing merchant Aaron Henry, who ventured into the real estate business in 1817 by constructing nine brick houses in the area of Greenwich Village.
Of these, nos. 83 and 85 Perry Street, were designed as mirror image homes finished in a flemish bond brick-work exterior.
Before 1989, an extension to the top floor was added. The townhouse is surrounded by one of the only secret and shared gardens in New York City.
Landscaped by Anita Wilcox in 1930, and secluded by a section of thirteen homes from which the original owners decided to share their gardens to make a communal space.
This was created for children to play in, as there were no parks in the neighbourhood at the time of build. One of the block’s former residents was actor Pierre Epstein, who played the Rabbi in Sex in the City.
In memorable scenes where Charlotte York is trying to convert to Judaism she is rejected several times by Epstein’s character, before being invited to join the family dinner table at Shabbat dinner.
For around 16 years, 85 Perry Street was the home of award-winning author Patty McCormick, and her husband.
As a two-time National Book Award finalist, Patricia found her fictional voice whilst living in the home, and is the author of critically acclaimed novels, most notably Never Fall Down (2012), a novel based on the true story of an 11-year-old boy who survived the Killing Fields of Cambodia by playing music.
Never Fall Down was a finalist for the National Book Award (2012) and was named a New York Times Notable Book (2012), it was also named a Best Book of the Year by iTunes, The Huffington Post, School Library Journal and the Chicago Public Library.
In a Sex and the City style plotline, it was reported that a house painter hired by Patty McCormick and her husband, was found by a maid sleeping naked with his girlfriend in their marital bed: he had temporarily moved in unbeknownst to the couple!
85 Perry Street enters into the dedicated entertaining hub of the property, with open-plan living, kitchen and dining area.
There is the living area with hardwood floors and three large windows allowing for an abundance of light to enter the room.
To the rear is the large dining area featuring an eight-seat dining table with a dramatic light installation above, and access to the communal garden.

85 Perry Street is within walking distance of the luxury shopping hubs such as Burberry and Marc Jacobs, and an array of world-class bars and restaurants including Left Bank, which serves new American style cuisine mixed with a European influence, and Aria West Village, offering rustic Italian dishes.
Pierre Epstein, in a 2008 interview, comments on the gardens: “The people here got the idea that a large garden would be better for the common good than individual gardens with fences. The kind of cooperative spirit doesn’t exist anymore. I think it should. Its another thing New York has lost.”
