Located in the core area of Tianjin’s traditional business circle, the Tianjin SCPG Incity is a commercial project in stock to be vitalized. After successfully refreshing a number of inventory commercial projects, PH Alpha Design once again joins hands with SCPG Group to participate in the overall planning and conceptual design of this project, and helps create the most beautiful urban living room display surface for it. The “City Unpacking Ceremony” is held in May 2023.
The Incity is located in the core part of centennial business circle, covered by TOD of Line 4 and Line 3 subways and bordered by main roads to the north, with convenient transportation and rich tourism resources. With a total construction area of 126,000 square meters, the project consists of four independent commercial buildings and open parks, which have both scale effects and combination advantages. As the end gathering point of Heping Road Pedestrian Street, how to effectively revitalize the vitality of the site is the biggest proposition of this commercial renovation project in stock.
Based on the Implementation Plan (2021-2025) for Tianjin to Cultivate and Build an International Consumption Center City, it is proposed to “Strive to build the Jinjie Street into a landmark business circle of Tianjin that highlights international influence”, PH Alpha Design takes “business + tourism + culture” as the main line of planning, and realizes the integration of the old and the new in spatial organization, visual presentation, urban context and business layout through the method of fine definition of themes and multi-theme scenes, to create a commercial complex integrating four consumer experience scenes, namely “outdoor pedestrian street”, “pocket park”, “traditional box Mall” and “roof park”, and to bring fresh and interesting one-stop shopping experience for tourists visiting Tianjin and local residents.
In the preliminary planning, in order to seek a balance between function, cost and aesthetics, PH Alpha Design takes the open park with a theme of “Time Gear” as the center of the project and the integrity of building structure as the principle, adding air corridors and revitalizing the four commercial buildings with “Past, Present and Future” Tianjin, thereby paying attention to Tianjin’s industrial history.
Around the open square, the Incity embraces the Heping Road Pedestrian Street, symbolizing that it takes tourists into its arms, stimulating the vitality of the square and creating a focal point on the central axis of Heping Jiejin Street. The complete opening of buildings’ facades not only provides more space for creating the most beautiful urban living room display surface but also activates the business circles along the street, creating a beautiful landscape.
In the collision of old and new cultures, PH Alpha Design uses modern artistic techniques to express the roots and culture of the city. The architectural vocabulary is taken from old Tianjin classical elements such as arch and molding, and is displayed by modern materials, technology and commercially attractive design techniques, echoing the indoor theme space and business content and creating a spiritual and cultural landmark with a full sense of Tianjin.
In the design of the project’s facades, a white-ceramic-decorated surface is used as the base, the outlines and entrances of the buildings are sketched by copper materials and glass tiles with a gradually-varied pattern are used for ornamentation, which add vitality to the long and heavy building facade. When the night falls, the gleaming glass shine with dots, combining with the continuous arch and light and reflecting the staggered hierarchical rhythm, like a sparkling shell. But it is more like a commercial culture that is left behind for many years but is activated again and growing upward…The graph of Haihe River on the facade not only plays a role in guiding visitors for indoor commerce but also makes the square the most beautiful outdoor stage.
The Tianjin PSCG Incity has witnessed the transformation of China’s commercial real estate from traditional department stores to modern business models. Despite the test of time, it is still strong. In the tide of upgrading the city’s commercial projects in stock, this new combination of traditional genes is more vital and appealing, and the content with local characteristics will also have a stronger effect of communication in current era of continuously improved cultural confidence.
It not only promotes increasing visits to the local but also attracts the coverage by national commercial media, making the “Tianjin Jinjie Street” as a famous card once again stand in the center of the city.
