Collegiate House proposes an alternative model for student housing in Manhattan, Kansas, recasting collegiate living as a compact domestic collective rather than a conventional apartment block. Sited within a dense neighborhood of one- and two-story single-family and multi-family houses near Kansas State University, the project negotiates the pressures of density, zoning, and contextual fit through a tightly organized sectional strategy.
The building is composed as two symmetrical duplexes separated by a shared courtyard and linked above by a roof deck, creating a spatial framework that balances individual retreat with collective life. Each duplex is vertically stratified into three layers: a lower-level guest suite, an open common living floor, and an upper student suite. This stacked arrangement concentrates program while giving each level a distinct social character.
The first floor is organized as an open kitchen, dining, and living environment that extends into the courtyard, while the upper level groups bedrooms around shared study space and bathrooms. At each bedroom, a recessed desk projects outward as a tall dormer, carving out a quiet zone for study, light, and framed views. Below, the guest level is arranged around a sunken window court that draws daylight deep into the plan.
Formally, the project adopts a simple, direct massing that recalls the barn structures of central Kansas, while its material palette of shou-sugi-ban siding and limestone-toned masonry draws from the seasonal burning of prairie grasslands and the limestone outcroppings of the Flint Hills.
Rather than treating density as a technical constraint alone, Collegiate House turns it into an architectural proposition—one that uses section, shared exterior space, and regional material language to produce a more deliberate and socially rich environment for student life.
How does Collegiate House depart from the typical student apartment model?
Rather than organizing student housing as a series of isolated apartments, Collegiate House is conceived as a shared domestic environment. Private bedrooms are paired with collective living, study, and guest spaces to create a housing model centered on community rather than unit repetition.
How does the design rethink student life?
Collegiate House treats student living as both social and reflective. Courtyard, roof deck, kitchen, dining, and study spaces support daily interaction, while the bedrooms remain quiet, individual retreats shaped by light, views, and recessed workspaces. The project frames student housing as a more intentional form of collective living.
What makes the project innovative as a student housing type?
The project uses section, rather than corridor planning, to organize density. Each duplex stacks guest space, common living, and student rooms into three distinct layers, producing a compact building that offers a wider range of shared and private experiences than a conventional apartment block.
