Loggias Emerge as South Florida’s Next Luxury Residential Design Feature
The loggia, a covered open-air room rooted in Italian Renaissance architecture, is reemerging as a defining feature in luxury residential design. Long used as a transitional space between indoors and outdoors, the loggia offers a more protected and architectural alternative to the traditional balcony, providing shade, privacy and year-round usability.

The feature has long been prominent in New York’s luxury residential market, where developers and architects use loggias to create more functional outdoor rooms in dense urban environments. Projects such as Sutton Tower, 50 West 66th Street and The Willow have incorporated sheltered outdoor spaces as a way to offer residents greater comfort, privacy and architectural distinction.

Finally, the concept is gaining traction in South Florida, where the climate makes its benefits especially relevant. In a region defined by heat, sun, wind and seasonal rain, covered outdoor rooms offer a more practical approach to indoor-outdoor living than exposed balconies.

A leading example is Fouquet’s Hotel & Residences, Miami Design District, the first for-sale residential development in Miami Design District and the first U.S. residences managed by Fouquet’s. The nearly two-acre project pairs a 25-story residential tower with a 12-story Fouquet’s hotel and will include 143 condominium residences, more than 20 hotel residences, 85 hotel keys and more than 40,000 square feet of amenities.

Designed by David Chipperfield Architects, the practice founded by Pritzker Prize winning architect Sir David Chipperfield, the project introduces a more climate-responsive approach to Miami residential architecture. Rather than relying on a fully glazed tower, Chipperfield’s design uses deep, column-defined loggias that wrap both buildings, creating shaded outdoor spaces that mediate between the residences and the surrounding environment.

The loggias are central to the building’s architectural identity. Structural columns clad in profiled glazed terracotta and white ceramic tiles create depth, shadow and texture, while responding to Miami’s changing light conditions. The result is a façade that is both highly crafted and functional, using the loggia as an integral design element rather than an added amenity.

Residences at Fouquet’s Hotel & Residences further emphasize light, volume and indoor-outdoor living, with private terraces, -to-ceiling windows, champagne-colored mullions and interiors by Paris-based RDAI, the studio known for designing Hermès flagships worldwide. Together, the architecture and interiors bring a refined European sensibility to Miami Design District, a neighborhood already defined by fashion, art, design and hospitality.
South Flagler House West Palm Beach Residences, Miami, Florida:

Other South Florida developments are also rethinking outdoor living through more protected and intentional exterior spaces. In West Palm Beach, South Flagler House by Related Ross and Robert A.M. Stern Architects features expansive all-season loggias and terraces designed to frame Intracoastal and Atlantic Ocean views. In Sunny Isles Beach, Bentley Residences takes a more engineering-driven approach, with oversized private outdoor space that features heated pools, summer kitchens and wind-mitigating glass designed to make outdoor living comfortable at significant heights.

Together, these projects point to a broader shift in South Florida luxury development. Outdoor space is no longer being treated as a standard balcony or secondary feature, but as a true extension of the home. Buyers are increasingly seeking residences with exterior areas that are shaded, protected, functional and designed with the same level of detail as the interiors.
