Barr Gazetas gets Green Light for Sensitive Transformation of Grade II Listed Modernist Landmark in Mayfair

Barr Gazetas, on behalf of client Korol, has secured planning permission for the refurbishment of 41 Albemarle Street, a Grade II listed modernist landmark in the heart of Mayfair.

23rd of July 2026 – Originally designed by renowned architect Peter Moro between 1961 and 1963 as Hille’s flagship furniture showroom and offices, the Grade II listed building has stood vacant since 2020. The iconic corner site will be transformed into a flagship luxury retail destination with prime office accommodation above designs.

Located within the Mayfair Conservation Area, the scheme takes a retrofit-first approach that restores and celebrates the building’s original architectural character while addressing long-standing issues of performance, thermal efficiency and longevity. Sustainability has been a key driver throughout, with the retrofit-first approach targeting EPC B, a pathway to EPC A, BREEAM Outstanding and Net Zero Carbon principles.

Working closely with Westminster, Historic England and The 20^th Century Society throughout the pre-planning process, Barr Gazetas developed a scheme that reinstates Peter Moro’s distinctive metal and glass aesthetic while upgrading the building for contemporary use. A key challenge was enhancing the performance of the original curtain wall façade while preserving its refined proportions and lightweight appearance, ensuring the elegance of the original design is retained alongside modern environmental standards.

Sustainability has been a key driver throughout the design process, with the scheme targeting BREEAM Outstanding and Net Zero Carbon principles.

Alongside a flagship retail unit and prime office space, the scheme will deliver a new arrival experience, communal boardroom and lounge facilities, end-of-trip amenities and a landscaped roof terrace. Drawing on Peter Moro’s original design principles, the interiors combine warm natural materials and refined detailing to create a contemporary workplace rooted in the building’s architectural heritage.

Construction is scheduled to commence in August, with completion anticipated in September 2027. The scheme will bring a long-vacant heritage asset back into use, activate the surrounding street frontage and contribute to the continued evolution of Mayfair’s commercial and retail offer.
