Wilkinson Eyre completes 10 Brock Street for British Land

10th December 2013 – Wilkinson Eyre Architects has completed work on 10 Brock Street, a £116 million commercial development at Regent’s Place, marking the final phase of the 17 year redevelopment of the central London estate by British Land.

The distinctive 16 storey building, which is now fully let and occupies a key site fronting onto the Euston Road, provides 350,000ft² of grade-A office accommodation.

The building is arranged around three articulated blocks with a crystalline appearance of angled facades and roofscapes. At ground level, an impressive reception space creates a contemporary environment for the occupiers. The dramatic full-height atrium which links through to the rear entrance on Drummond Street makes modern use of traditional materials such as oak, marble and bronze. All furniture and signage in the reception was designed by Wilkinson Eyre and manufactured by Benchmark.

The rear façade steps back at four storeys to reinforce the existing street line. The three blocks above slope away and are enhanced by a series of dramatic diagonal folds that run the length of each block. Each of the blocks is serviced by its own core, enabling flexible occupancy configurations.

The energy efficient design of 10 Brock Street makes use of Regent’s Place’s local Combined Heat and Power (CHP) system and is 49% more efficient than 2006 Part L building regulations.

The building contains a sub-metering system significantly beyond the BCO standard, enabling occupiers to accurately monitor their water and energy usage and heating and cooling is provided through a VRF heat pump system to allow floor-by-floor climate control. Daylight dimming lighting and central and local time controls for heating/cooling have also been specified to help manage and reduce energy use. The building provides excellent cycling facilities including 190 secure cycle parking spaces and 49 showers.

The building has achieved BREEAM Excellent and an Energy Performance Certificate (EPC) ‘B’ rating. Wilkinson Eyre achieved Forest Stewardship Council (FSC) project certification for the building, which ensures that all timber in 10 Brock Street comes from sustainable sources.

10 Brock Street is home to the Diorama Arts Studios, supporting the arts and community of the local area.

Wilkinson Eyre won the commission to design 10 Brock Street after an invited competition in 2003.

Wilkinson Eyre’s pursuit of sustainable development is demonstrated through the building’s BREEAM ‘Excellent’ rating.
