1131 Miradero Road Beverly Hills Residence
Paul R. Williams built thousands of homes across Los Angeles. Nearly all of them were traditional — Tudor, Colonial, Georgian. According to his granddaughter and archivist Karen Hudson*, who has spent decades compiling his archives and directing the Paul Williams Architectural Archives, he designed only two homes in a contemporary idiom. One was his own residence. The other is 1131 Miradero Road in Beverly Hills, California, and it is now on the market for the first time in nearly 25 years, listed at $17,995,000 with Gary Gold at Forward One Real Estate.
Williams, who designed homes for Frank Sinatra, Lucille Ball, and Cary Grant, was the first African American member of the American Institute of Architects. His work on this house, built in 1954 for developer Louis L. Kelton and his wife Elsa Green Kelton, was featured in Architectural Digest in 1955.
Gary Bart, founder of Weight Watchers of Southern California, purchased the property in 2000 directly from the original estate. He is only the second owner in the home’s 70-year history. At 24, Bart claims to have spent his bar mitzvah money on a $5,000 Weight Watchers franchise, moved to California knowing no one, and built the business to 35,000 participants per week before selling to HJ Heinz and retiring at 44. He just turned 80 last week. “We’re only caretakers,” he says. “It’s time to turn it over to somebody else.”
The provenance is unusually well-documented. Bart has the original blueprints bearing Williams’ name and stamp, the 1955 Architectural Digest feature (photography by George R. Szanik), a period architectural rendering of the home as originally built, and a large-format aerial photograph, taken before drones existed, showing a 1955 Lincoln Continental in the driveway.
The floor plan reflects Williams at his most considered. The home is shaped like a bird in plan view, with an oval dining room at its center and two wings extending outward. It sits on a private, gated 1.33-acre promontory lot on one of Beverly Hills’ quietest cul-de-sac streets, with unobstructed 280-degree views spanning from Downtown Los Angeles to the Pacific.
Approximately 5,000 square feet across five bedrooms and six bathrooms, the interior was sensitively expanded by Bart working directly from Williams’ original drawings. Exterior terraces adjacent to a narrow kitchen and maid’s room were incorporated into a single open kitchen and family room. “You can’t tell there’s been a remodel done,” Bart says.
Additional features include a chef’s kitchen with Wolf and Sub-Zero appliances, walk-in pantry, custom wet bar, and wine refrigerator; a primary suite with spa-like bathroom, French limestone double shower, oversized walk-in closets, and built-in refrigerator; two en-suite family bedrooms; two guest suites with private entrances; and resort-style grounds with pool, cabana, and alfresco dining.
“1131 Miradero Road is one of those rare Beverly Hills properties that truly stands out. Perched on a private 1.33-acre promontory with sweeping 280-degree panoramic views, this Paul R. Williams-designed home beautifully blends historic mid-century architecture with a fresh, contemporary update — a private sanctuary in the heart of Beverly Hills.” – Gary Gold, Forward One Real Estate
“If you want a home that could double as the set of a Rock Hudson and Doris Day picture — the mid-century glamour, the views, the effortless ease, this is the house.”
*The claim that 1131 Miradero Road is one of only two Williams contemporary-style designs is attributed to Karen Hudson, and has not been independently verified by a third-party registry.
