Design2e engineers two luxury apartment blocks in Birmingham

With more miles of canals than Venice and more Michelin-starred restaurants than any other UK city outside London, Birmingham is a sought-after place to live. Against this background of high demand, structural and civil engineering design consultancy Design2e has been commissioned to deliver a two-stage tender project to build two luxury apartment blocks, called Left Bank, in the city centre.

Located on Broad Street behind a listed building, the towers will stand at 22 and over 31 storeys when complete, making the larger of the pair the tallest residential building in the city. The brass-clad towers are in fitting with the style of the neighbouring Brasshouse building and the site’s industrial heritage.

The apartment blocks are built on an extremely small footprint, meaning that Design2e had to use all its engineering ingenuity to optimise the structure’s economic viability. The company’s design minimised the core structure, which can only be used to house staircases, corridors and escalators, delivering larger return-on-investment from increased living space.

The structural design has created efficiencies in materials, which will help reduce the carbon footprint of the final structures. This has reduced the overall cost of the build while increasing rentable space in the building. Design2e’s approach has afforded the client with savings in materials and design efficiency, helping create a greater return on investment from the building.

The first phase of the two-tower Left Bank development began in late 2016 and is expected to provide some of the most sought-after accommodation in the city. The first tower will provide 206 luxury, high-end city centre apartment comprising of one, two and three-bedrooms and 3,580 square meters of accompanying ground floor retail space.

The creation of such a tall structure does come with additional considerations. For instance, the reinforced concrete frames will need to be slip cored with floor plates and all pre-stressed concrete must be supported by off-blade columns to give the structure additional support.

The towers have been designed so that the natural frequencies acting on the building were outside the operating frequencies. This helps prevent vortex shedding, which occurs when wind hits a structure, causing alternative vortices to form at a certain frequency. This reduces sway vibration and noise on the top floors of the building.

The first tower will be finished in brass coloured cladding to reflect the area’s Silverworks heritage. Tower two will use black brick at the lower podium level and the upper floors will be finished in dark silver metallic panels, with a brushed silver frame exoskeleton. When complete, the building’s inhabitants will be able to enjoy the view of Birmingham’s canals and relax, safe in the knowledge that a Michelin starred restaurant is only a stone’s throw away.
