Common greenhouses on the roof tops, adjacent terraces overlooking the bay of Aarhus, and a sheltered green courtyard – all in close proximity to downtown Aarhus. This is the essence of Brabrand Housing Association’s new residential complex that breaks with both the port’s massive scale, and present iconic building tendencies. The project is expected to be completed for inauguration in December 2013.

Wednesday last week the Deputy Mayor Laura Hay revealed the winners of the competition at a reception at Aarhus City Hall. The winning team consists of the architects ADEPT and LUPLAU & POULSEN, turn-key contractor Dansk Boligbyg and NIRAS Consulting Engineers. The team has designed a project entitled The City in the Building – Housing for All at Harbour North, that consists of 238 public dwellings distributed between 83 apartments for families and +55 aged seniors, and 155 student-housing units.

The architects have taken the best aspects of the city’s existing block structure and reinterpreted it, providing a modern and sustainable expression on the waterfront in Aarhus Nordhavn. The simple building arrangement is complemented by shared greenhouses on the roof, varied building heights and sustainable initiatives that make the new dwellings robust and future-proof. The housing structure adapts to its context that, on the one hand, consists of large, industrial scale and on the other, a smaller and intimate scale with a lively maritime atmosphere.

“Placing the building volumes along the edge of the site proved to be highly appropriate for the location. It gathers the dwellings around a large green courtyard sheltered from the wind and creates the best sun and daylighting conditions for the apartments,” says Martin Laursen, partner of ADEPT.

The development is being realized predominantly in brick, dropping in building height towards the water and the marina. As a consequence, the apartments furthest from the water, the youth homes share the extensive views. In addition, the building structure is subdivided into smaller buildings, marked by varying heights and subtle changes in façade expression. “The building’s division into smaller buildings relates to the human scale and creates affinities between the residents and the individual ’town house’,” says Simon Lyager Poulsen, ADEPT’s project architect on the Port Dwellings.

The project differs from the bulk of existing and proposed port projects in that it does not attempt to be a major iconic building – an aspect of the scheme remarked upon positively by the developer and competition jury. Brabrand Housing Association has deliberately chosen to focus on a building that inserts itself in the port in a humble manner, challenging the large scale of the context by addressing the scale of inhabitants’ daily lives.

The family apartments are located in the lowest buildings, in close proximity to the water and the intimate scale of the marina. In this way children and parents have convenient access to activities at the waters edge, the forest and the inner courtyard. In addition, all roof surfaces are designed for shared-use amongst residents. The sunny roof surfaces are activated with greenhouses, common areas and living terraces with excellent views of the city, forest and bay. The remaining roofs are established as green surfaces both for collecting rain water and supporting solar panel arrays.

The settlement is a ‘zero-energy building,’ which, with it’s solar panels and greenhouses, takes more advanced steps toward meeting future energy requirements than those currently formulated by the municipality and the state government. Brabrand Housing Association expects the future settlement to meet the energy requirements of 2025 – an energy class yet to be formulated. At the same time the dwellings can be built within the allocated budget, which allows rents to be competitive.

Each apartment is lit from two sides and has private outdoor spaces overlooking the water and the common courtyard. The units range in size between 78m2 and 115 m2 and consist of 2, 3, 4 and 5 room apartments. Robust and flexible plan layouts ensure live-ability over the years, across generations and changing architectural trends. In these terms, the winning project off ers both a robust, simple and coherent project as well as a varied and lively architecture.

Throughout the competition process, ADEPT and LUPLAU & POULSEN have enjoyed a close collaboration. LUPLAU & POULSEN has in recent years been responsible for several new Brabrand Housing Association projects. “We are delighted to continue the strong cooperation with Brabrand Housing Association,” says Jørn Lyager Poulsen, partner responsible for the housing project at LUPLAU & POULSEN. The three partners in ADEPT, who all come from Aarhus are, like LUPLAU & POULSEN, excited about the opportunity to build in their hometown and to contribute to the development of the waterfront in Aarhus.

LUPLAU & POULSEN architects was established in 2006 by Erik Luplau and Jørn Lyager Poulsen. They have more than 25 years experience in architecture and management through partnerships in other architectural firms. LUPLAU & POULSEN works with architecture, design and project development for public and private developers. Through close and personal contact with the client, developer and collaborators, the company aims to make a diff erence in the function, aesthetics and economics of the project throughout the various stages of the process.

ADEPT was established in 2006 by the partners Martin Laursen, Anders Lonka and Martin Krogh, who manage and own the company equally. Based in Copenhagen, ADEPT works qualitatively with building architecture, urban design, landscape architecture and planning. The office only takes part in carefully selected projects, making it possible to achieve high quality in all projects undertaken. ADEPT has in recent years won several international competitions. This latest winning project further establishes the offi ce as a versatile and innovative architectural practice with a broad range of projects in different scales.

Boligprojekt på Aarhus Havn

ADEPT OG LUPLAU & POULSEN VINDER 12.000 m2 BOLIGPROJEKT PÅ AARHUS HAVN Fælles drivhuse på tagene, tagterrasser med udsigt over Aarhus bugt og et grønt, læfyldt gårdrum – alt i umiddelbar nærhed til Aarhus centrum. Sådan bliver rammerne om Brabrand Boligforenings 238 nye boliger, der bryder med havnens store skala og tidens ikonbyggerier. Projektet forventes at stå klar til indvielse i december 2013.

Onsdag d. 2. november afslørede Rådmand Laura Hay vinderne bag projektet ved en reception på Aarhus Rådhus. Det vindende team består af arkitekterne ADEPT og LUPLAU & POULSEN, totalentreprenøren Dansk Boligbyg og NIRAS rådgivende ingeniører. Teamet står bag ’Havnehusene – boliger til alle på Nordhavnen’, der består af 238 almene boliger, fordelt på 83 boliger til familier og +55-seniorer samt 155 ungdomsboligenheder.

Arkitekterne har taget det bedste fra byens eksisterende karréstruktur og nyfortolket strukturen i et nutidigt og bæredygtigt udtryk på de bynære havnearealer i Aarhus Nordhavn. Den enkle bygningsstruktur suppleres af drivhuse på taget, varierende bygningshøjder og bæredygtige tiltag, der gør den nye boligbebyggelse robust og fremtidssikret. Byggeriet indordner sig omgivelserne, som på den ene side består af stor, industriel skala og på den anden side en mindre og intim skala med en maritim og oplevelsesrig atmosfære.

’Randbebyggelsen viste sig at være det helt rigtige til stedet. Den samler boligerne omkring et stort, grønt gårdrum i læ for vinden og skaber de bedste lysforhold for boligerne’, fortæller Martin Laursen, partner i ADEPT. Bebyggelsen, der udføres i tegl, falder i bygningshøjde mod vandet og lystbådehavnen, så de bagvedliggende lejligheder, ungdomsboligerne, også får del i den fantastiske udsigt. Derudover underinddeles bebyggelsen i mindre bygninger, der markeres med varierende højder og subtile ændringer i facadeudtrykket. ’Bebyggelsens inddeling i mindre bygninger relaterer sig til den menneskelige skala og skaber tilhørsforhold mellem beboerne og det enkelte ‘byhus’’, fortæller Simon Lyager Poulsen, der er ADEPTs sagsarkitekt på projektet.

Projektet adskiller sig fra de øvrige havneprojekter ved ikke at have karakter af et større ikonbyggeri. Et forhold, der har været fokus på fra bygherren og dommerkommitéens side. Boligforeningen har bevidst valgt at satse på et byggeri, der på mere ydmyg vis indføjer sig i havnens skala, nedbryder den og sætter mennesket i centrum.

Familieboligerne er placeret længst fremme mod vandet og lystbådehavnens intime skala i de laveste bygninger, så børn og forældre har nem og ubesværet adgang til aktiviteterne ved vandkanten, skoven og det indre gårdrum. Derudover udformes alle tagflader til fælles brug for beboerne. De solrige tagflader aktiveres med henholdsvis drivhuse, fællesrum og opholdsterrasser med fantastisk udsigt mod by, skov og bugt. På de øvrige tagflader etableres grønne, vandopsamlende flader og solpaneler.

Bebyggelsen bliver et såkaldt nul-energihus, som bl.a. via solceller på drivhusene og tagene går langt længere i forhold til opfyldelse af energikrav end de, der er formuleret af byråd og folketing. Det er Brabrand Boligforenings mål, at byggeriet på havnen kommer til at opfylde energi-kravet 2025. En energiklasse, som endnu ikke er formuleret, men som den fremtidige bebyggelse ventes at kunne opfylde. Samtidig etableres boligerne indenfor rammebeløbet, hvilket betyder, at boligerne kan udlejes til en konkurrencedygtig husleje.

Hver bolig er gennemlyst og har sit private uderum i højden med udsigt til vand og indblik til det fælles gårdrum. Boligerne bliver fra 78 – 115 m2 og varierer mellem 2, 3, 4 og 5 rums lejligheder, der med sine robuste planløsninger og fleksible indretninger sikrer en gennemgående kvalitet over årene på tværs af generationer og skiftende arkitekturtrends. Vinderprojektet tilbyder en på én gang robust, enkel og sammenhængende bebyggelse og samtidig en varieret og oplevelsesrig arkitektur.

De to tegnestuer har gennem hele konkurrenceforløbet haft et tæt samarbejde, ligesom LUPLAU & POULSEN gennem de seneste år har stået for flere af Brabrand Boligforenings nye projekter. ’Vi glæder os meget til at fortsætte det gode samarbejde med Brabrand Boligforening’, udtaler Jørn Lyager Poulsen, som er ansvarlig partner på boligprojektet hos LUPLAU & POULSEN. De tre partnere i ADEPT, der alle kommer fra Aarhus, er ligesom LUPLAU & POULSEN begejstrede for muligheden for at bygge i hjembyen og sætte deres præg på udviklingen af de bynære havnearealer i Århus.
