PARALX’s “Jeddah Rose” tops out at the edge between old and new in Saudi Arabian city dating back 3000 years

Jeddah, Saudi Arabia — the Los Angeles and Beirut-based architecture firm PARALX announced that Jeddah Rose, a ten-story mixed-use commercial and hospitality building, has topped out. Located along the edge of the future New Jeddah Downtown, the building plays a critical role in connecting the historic city with the 570 ha (1,409 ac) urban growth plan overlooking the Red Sea in a strategic area near Al Salam Palace.

Situated on King Abdul Aziz Road, a main north-south artery of Jeddah, and Tahlia Street, the 33,000 sqm. (355,200 sqft.) ground-up Jeddah Rose will consist of high-end serviced and branded apartments, offices, F&B outlets, retail and banqueting facilities. The new construction also includes a 16,200 sqm. (174,375 sqft.) below-grade parking garage.

Lead architect Karim Moussawer added, “The building is designed to offer an attractive hospitality-focused environment for international companies and local businesses. It plays such an important role between connecting old and new Jeddah, one of Saudi Arabia’s most historic cities.”

Jeddah Rose is one of three projects designed by PARALX under construction in Jeddah. Slated to open in 2024, it will be their largest to date in advance of the first phase of New Jeddah Downtown set for 2027. PARALX was commissioned by developer and owner Al-Ameen Real Estate, the real estate development arm of Al Nahla Group, to design and oversee the construction of the large urban project.

The Building Design

PARALX’s design was first informed by new site conditions and a public space that indicated increased opportunities for pedestrian engagement on the edges. The building, occupying approximate 40% the 8,375 sqm. (90,148 sqft.) site area, maximises connection to the future city based on a courtyard-plan that opens to its surroundings and offers activated fronts to both the park and the surrounding streets.

The building evokes a geometric ribbon wrapping around a courtyard, which is landscaped similarly to the nearby park, further establishing a connection to its surroundings. Extruded based on the courtyard plan, the building’s south end is lifted to the maximum allowed height, which provides shade to the courtyard below. From this point, the building gradually slopes downward as it pivots along the corners, until the roof reaches a flattened plane. Here, an architectural promenade optimizes views of the city and sea.

A grand exterior stairway starting at the ground level provides an inviting space for public gathering, as well as easy access to the first floor, where restaurants are located. The grand stairs are complemented by sculptural columns, which visually and physically lift the building, maintaining views towards King Abdulaziz Road and the public garden, and allowing natural air ventilation to sweep through the large open courtyard.

Prioritizing native plants and low-maintenance landscapes, the 4,200 sqm. (45,210 sqft.) semi-private terraced rooftop will feature a cafe, bar and swimming pool that overlook the city and the Red Sea.

The Building Uses

Jeddah Rose is an accessible, inviting house for leisure and entertainment functions. IN addition to the hospitality tenant, the client’s headquarters will be positioned within the structure’s higher levels facing Tahlia Street.

The branded apartments are positioned at the opposite end, allowing both to have separate entrances. Between the two, the open courtyard, as well as the commercial and public functions, maintain a lively environment that connects the different uses of the building. Public-facing functions include a banquet hall, a variety of retail units, services and entrances.
