A new 47,000 sqft office in Smithfield. The brief required separate distinct open plans of zones for diverse functions within the company and also included social areas, break-out spaces and an all-hands event space, all located within the ground of an existing building.

City Quays 2 is located on a waterfront site, formerly a ferry terminal, and is built as the first side of a planned new square. The building’s design tunes Grimshaw’s world-wide experience to the specific needs of Belfast’s letting market; a simple form enabled expenditure to be focussed on high-quality cladding to the office floors above a generously proportioned ground floor.

New features such as the roof top running track, roof top terraces and break out spaces compliment the building’s focus on the user. A new public atrium space serves as walkway through the building, which alongside a range of ground floor retail and food and beverage offers will enliven the street level space around Royal Avenue and Donegall Street.
