TFP Farrells heritage sensitive regeneration strategy reveals the hidden potential of ‘Central Market’ through minimal intervention, delivering a cultural, sustainable and enhanced public space.

The brief specifically requested that the proposals responded to the heritage and cultural sensitivity of the existing Central Market space. Our heritage sensitive regeneration strategy reveals the hidden potential of the existing building through minimal intervention, delivering a cultural, sustainable and enhanced public space.
TFP Farrells’ design philosophy has created a scheme that through adaptive reuse delivers on the aspirations of the public by transforming Central Market into a vibrant public and cultural venue with planted courtyards and roof top leisure space. All this is complemented by the reintroduction of a working market that represents the buildings cultural heritage and origins.

The heritage value of a building cannot be quantified through its architecture alone. The activities, memories and historical events that take place in and around a building, form a collective and living history that we come to associate with that building. This collective memory defines the building’s heritage value.
In response to public opinion, our scheme, through adaptive reuse, transforms Central Market into a vibrant public space that provides a sustainable planted landscape and cultural venue.
Important Character Defining Elements of the Central Market have been preserved, along with the integrity of the existing buildings character. Our harmonious interventions and reversible adaptation of the exterior and interior spaces, facilitate new cultural and leisure activities whilst ensuring the heritage of Central Market is safeguarded.
External appearance of design with the idea of minimum intervention is to follow the Bauhaus architecture but with a modern manner such as the concept of coloured glass facades of the new design. To increase public green space, new vertical green exterior walls will be added. The above design ideas are based on reversible design concept. Only some of the original building, such as public toilets and a small part of the wall in the northeast corner of the ground floor will be removed in order to enhance visual permeability markets.
Intervention to the existing building is only for the reasons of adaptive reuse, barrier free access and public safety. For example, except for the repair to the damaged parts, the original column grid style and two main staircases will be retained, while most of the existing market stalls on the second floor between the stalls will also be retained and activated as a new use. In response to the new activities and needs, new atrium, green roof and barrier-free facilities will be introduced in a manner that the new additions will not interrupt the original building theme.
Sustainable building design will be introduced by enhancing the existing permeability in term of natural lighting and ventilation. The existing walls around courtyard will be replaced by glass curtain wall windows, and the design can introduce natural light and produce natural ventilation to the market and reduce energy consumptions.
In conclusion our design concept is to reach the theme “Inspired by our Heritage. Small Changes Making a Big Difference”.
