Frederikskaj is a residential project with 152 owner-occupied apartments located in Teglholm in Copenhagen harbour’s Sydhavn.

Copenhagen’s harbour areas have over the years seen substantial changes and the area in Teglhom, that once housed first brickworks, then shipyards and other industries, has seen a radical transformation from industrial to recreational and commercial area.

The ambition for Frederikskaj was, based on the site’s possibilities and history, to create modern, timeless and functional housing exploiting the area’s qualities through views of the water and orientation.

Located between two commercial headquarters, the intention was to create buildings that formed their own outdoor living area around an excavated canal, referring to the past’s shipbuilding docks.

The new canal draws the harbour basin deep into the site to offer all apartments proximity to the water’s qualities – the green and blue landscape elements are transformed through the outdoor room created by the buildings.

The apartments are laid out with clear, flexible rooms with large windows optimising views and daylight. Spacious and furnishable balconies facing the sun and harbour allow these qualities to be experienced closely.

A common building containing fireplace lounge, kitchen and kayak store is located alongside the canal.

Materials with high quality maritime references have been selected, such as copper facades with windows of hardwood which contribute warmth and intimacy.

Bridges crossing Copenhagen’s harbour are characterized by their copper-clad watchtowers and these have been an inspiration for Frederikskaj which, like a shiny new copper-clad luxury liner, has docked in the newly-excavated dock.

Floor area: approx. 14,500 m2

Main contractor (including copper cladding) – MT Højgaard
