SimpsonHaugh architects complete Manchester’s new 20-storey landmark building, No. 1 Spinningfields

SimpsonHaugh has completed No.1 Spinningfields, a £73million development that marks the culmination of Spinningfields, a thriving office-led, mixed-use district on the western edge of Manchester’s city centre.

No. 1 Spinningfields Building in Manchester

No.1 Spinningfields, designed for Allied London, has attracted high-calibre tenants including professional services firm PwC and shared workspace provider WeWork. Marks & Spencer has opened a Foodhall on the ground floor and D&D London is fitting out the restaurant on the 19th floor, which will be the highest restaurant in Manchester. Schroders recently bought the building from Allied London for £200m in the biggest single office acquisition to take place in the region.

Delivering 270,000sq ft of Category A office accommodation, the new 20-storey landmark building is the focal point of the Spinningfields area.

SimpsonHaugh’s podium and tower design includes six 24,750sq ft podium office floors capable of housing dealer rooms. In the 11-storey tower component above, each 11,000sq ft floorplate has the flexibility to be sub-divided into two tenancies if required. The office space is further supplemented by 12,000sq ft of ground and mezzanine retail accommodation and a 9,000sq ft rooftop restaurant and terrace, providing 360-degree views over the city.

SimpsonHaugh has created a double height ground floor and mezzanine including a generous 7.2m high reception area. Above this, the deep plan office floors cantilever dramatically towards Byrom Street. As well as emphasising the importance of the corner with Quay Street, this 7.5m cantilever provides protection to the active ground floor street frontages and entrances. It is supported by trusses that are visible through the glazed façade and has a continuous soffit which visually connects the cantilever to the reception.

The tower component of No.1 Spinningfields also cantilevers 4.5m into Hardman Square from Level 3, serving to visually extend the tower and emphasise the building’s presence on the square. No.1 Spinningfields has a high performance triple glazed facade. Informed by solar radiation analysis, the design incorporates different solar coatings and ceramic fritting in response to orientation to reduce overheating and maximise natural light transmission.

As well as creating a strong architectural presence on the corner of Quay Street and Byrom Street, No.1 Spinningfields provides a suitable background setting to the adjacent Hardman Square, a key destination in the district. The new development forms part of a cluster of high-rise buildings along with the Civil Justice Centre, 3 Hardman Street and Albert Bridge House.
