OVG Real Estate’s ambitious development receives second highest score for offices in the world

Deloitte Office Amsterdam

8 October 2012 – The 40,000 m2 building for Deloitte & AKD, situated in Amsterdam’s “Zuidas” business district, has received a BREEAM-NL Outstanding design certificate. Designed by PLP Architecture for developer OVG Real Estate, the development received the second highest score ever for an office building achieving the BREEAM Outstanding sustainability certification. The Deloitte office also becomes the second largest building to receive the ‘Outstanding’ design certificate.

Set to become Deloitte’s new Amsterdam office, the building is scheduled for completion in mid-2014, when it will be occupied by approximately 1,800 employees. The glass fronted building features a 15 storey atrium framed by a dramatic glass exterior that acts as an expansive “window” animated by circulation bridges, lift cores, and office activity.

The base of the atrium, which operates as the lung of the building and ventilates the office space, contains a café and restaurant, as well as exhibition spaces and conference facilities. The building’s energy performance is further enhanced by its shape, which has been designed to allow light from the north to permeate 60 percent of the office space, whilst photovoltaic cells are featured to the south.

Incorporating 500 bicycle parking bays, the building is located within easy reach of Amsterdam city centre via the city’s cycle route network and public transport, including a new high speed train station.

Rapidly emerging as one of Europe’s most significant business districts, development of Amsterdam’s Zuidas area began more than 10 years ago. In addition to 400 office occupiers, the district now features both homes and amenities, including schools, shops, bars and restaurants. By 2030, around 270 hectares of land will have been transformed as part of a masterplan to create a new town centre for international business and knowledge development.

The certificate was issued by Jaap Gillis, president of the Dutch Green Building Council (DGBC), in the presence of HRH the Prince of Orange, at the opening conference of the annual Dutch Green Building Week.

OVG Real Estate Develops Ambitious Office on the Zuidas for Deloitte and AKD

Area Development Zuidas Amsterdam and OVG Real Estate have officially given the green light for the development of 40,000 m2 of new offices designed by PLP Architecture for Deloitte and AKD. The project is one of the first buildings designed in accordance with the new BREEAM Excellent sustainability certificate, which has only recently been adopted in the Netherlands.

The site of this office headquarters development is a prime location within Amsterdam’s new “Zuidas” business district which has excellent connections to the public transport and cycle route network, and will be an 8 minute walk from Amsterdam’s new high speed train station with national and international destinations.

The building, visible from the busy A10 highway, features a grand 15-storey atrium framed by a dramatic glass exterior that acts as a sprawling “window” animated by circulation bridges, lift cores, and office activity. The development confirms Deloitte and AKD’s investment in the future of the area and commitment to further integration of their accommodation in The Netherlands.

Large, flexible floorplates surround the atrium, within which is a grand café, a restaurant, exhibition spaces and conference facilities. In addition to its role in the building’s environmental strategy, the atrium will also provide the building with an identity that will contribute to the outstanding architecture of the “Zuidas”.

PLP Architecture Partner Ron Bakker who leads the project, said: “The Deloitte and AKD office is an exciting project; not only for the design team at PLP but also because of its economic stimulus for the wider Zuidas area, which is set to become one of Europe’s most significant business districts.
